As required by the Truth in Millage Act (TRIM), Florida homeowners will receive a notice from their county property appraiser each year in August. The TRIM notice will inform you of the estimated amount of property taxes owed for the year. Property taxes in Florida are paid in arrears, so the amount owed on the final tax bill that is issued in November for 2023 will cover January- December 2023. If you have a dispute concerning the property valuations utilized in calculating the taxes due, contact your property appraiser by the deadline provided on their website. All homestead exemption applications are due in March each year with the requirement that you must have purchased the property by January 1st. So for example, if you purchase a property on February 2, and applied by the March deadline, you would not see the homestead exemption on your TRIM notice until the following year. Contact your attorney for additional information regarding Florida property taxes and homestead exemptions.
